Palomar Reserve Condominiums

Palomar Reserve Condominiums offer 2 & 3 bedroom Condominiums located on the corner of Harrodsburg Road and Higbee Mill Road. All units are all electric and have a spacious, open floor plan that offers a patio or balcony and a one car attached garage for each unit. Community amenities include a secure entrance, an elevator in each building, a clubhouse, and a fitness center. Homeowners are responsible to pay for their own utilities. Providers include Kentucky Utilities for electric, Kentucky American Water for water service, LexServ for Sewer service and, Spectrum for cable/internet/phone service. The Association pays for the trash service which is picked up twice per week by Lexington/Fayette Urban County Government.

Monthly dues are set according to square footage outlined in the master deed. In addition to the monthly dues, every new buyer is required to pay a Capital Reserve fee at purchase which is equal to 3 months of the current HOA fee. Capital reserves are typically used for major repairs or replacements of building systems that are not part of the regular maintenance budget. In addition, the association contributes 10% monthly of the normal operational budget funds into the reserve account.
